I am a supporter of affordable housing. The issue with this proposal to increase the maximum GFA does not consider what the future state of the precinct will look like after the Landcom residential project (2-5 Halifax St with expected 950 additional apartments)
1. Current infarstructure of Lachlan Village (roadways and parkings) will not be able to handle the expected severe density post completion
2. Roads leading to Halifax Street (Wicks road via Epping road) and Waterloo Road directly opposite is not up to standard currently. The traffic will raise exponentially creating significant bottlenecks for all residents

1, Although, the statement has drawn the impacts upon surrounding properties of overshadowing; however, there is lack of DA drawing where it specifically addresses the impacts of view loss, visual impact or privacy.
2, The planned car parking sounds met the North Ryde Station Precinct (NRSP) DCP, however, the statement doesn't consider motorbike parking spaces and spaces for the loading or unloading of goods.

The proposal has not been properly considered. It has not properly resolve the issues of planning. Exceed of GFA will make precedence to surrounding and the current road infrastructure is already not coping well with road too narrow with so many development upcoming. Its Sydney not Tokyo. People in Sydney still have car no matter how convenient the place is

There are already many apartments planed here: 950 by Landmark while there are many NBH apartments still empty. 1st concern is over-supplied, second concern is parking issue. Many apartments in NBH don't come with a car space and there is not visitor parking, what's worse, street parking has strict 2 hour limits most of the day time. With this expansion, more residents will come to exacerbate the parking issue

NBH already have visitor parking concern where there are no proper visitor parking. All these will eventually goes to on street parking next to one lane halifax street. And our visitors can just park 2 hours. I object this proposal, Halifax street is crowded enough.

The GLA is making a proposal to double the size to 10,263 meters for 139 new apartments to be built. As I see there are only 61.5 car spaces proposed, this will likely exacerbate the existing parking issue for the NBH residents who have no visitor parking, and the street parking is only for 2 hours during most day time.

Requesting the planning department to please address the parking issues before approving any additional buildings

I previously made a submission, but I also wanted to add the fact that public transport is extremely unreliable and is becoming more and more expensive - so if the hope is that people living in the area will use public transport to commute everywhere, then these issues will need to be addressed. The metro always has issues, and then replacement busses are always packed and take much longer. This will only be magnified with more people living in the area.

Whilst I’m all for affordable housing, I believe almost doubling what was initially proposed is going to be far too much of a strain on the roads in the area. Halifax Street is such a small road, and with already so many other developments on this street, peak hours will be a nightmare to navigate to or from Jarvis circuit. Not to mention the additional congestion it will cause further up at Waterloo road/lane cove road. The traffic lights heading west on Waterloo road (the corner of Waterloo road and Lane Cove Road) have extremely short green phases. I sometimes have to wait for up to 3 phases of red before I can go through as the green light lasts about 5 seconds. This will be even worse with more people living in the suburb. I believe this additional development will negatively affect the quality of life of the people already living in the area. Please find another area in Ryde LGA for the additional development. Thank you.

The proposal that was recently lodge on top of what was approved for an affordable housing is currently on exhibition so get feedback from neighbouring residence regarding new proposal to 6 Halifax Street. The proposal is to seek approval to increase the current gross floor area of affordable housing from 5413m2 to 10263m2. This is almost a double of increment in GFA from approved affordable housing scheme. We believe social housing is a great thing to help residence in NSW, but concern are that we will have already so many apartment upcoming on Halifax street including upcoming towers from Landmark developers. Halifax Street & Cox Road joining to Epping road is a small road and the increase in density on one lane road will be tremendous. Further to that, we will also have issues with parkings, views, overshadowing.

Halifax street is a very narrow street and I don't think it is a good choice to make the building higher. There are already so many apartments upcoming on Halifax street. We will have issues with parkings, views overshadowing and a lots.

The Lot was approved and signed by Council. The block was built and completed as per Council requirements. Why change the Lot number? I prefer keeping the Lot 117 as it is because I like lucky 7 at the end. The complex does not have a level /floor named with "4" (affect the sales). This affects prices on properties, not to mention a trust on the council. Number changing causes a lot of stresses (in addition to Covid-19, price hike on lots of daily necessities like food, fuel, interest rates, etc.). Residents are already settled in and are happy with Lot 117. I object this change.
