Adding more builds to the area is going to turn it into a concrete jungle.

With other towers already planned, this is going to increase traffic in the area with issues for parking. There is only one road in and out of Halifax Street as it is currently and with extra development, this will only get worse.

Once the landmark buildings go up, that's an extra 950 odd dwellings in the area, not to mention the other 12 or so buildings that are planned, it's going to crowd this small alcove. We need greenery and some kind of parkland like areas to enjoy the surroundings.

Higher density with limited car spaces always results in road capacity issues like congestions and safety issues. Please do not expand the existing project unless the car space issue around the Halifax street can be solved.

1. The traffic along Epping Rd and Delhi Rd is already very bad even during non-peak hours. the proposed modification will make the situation worse.
2. Halifax Street joining to Epping road is a small road and the increase in density on this one lane road will be significant. This not only create issues for local residents but also troublesome for all drivers passing Epping Rd curing peak hours.
3. Added traffic is a great threat to kids safety. The proposed project is next to a playground which young kids and families enjoys a lot. No one wants to see anything bad things happen to them.
4. More residents in this area will add significant pressure to those who rely on public transport. We hardly get any seats on buses during peak hours nowadays. Some of us have to stand more than 1hr on the bus and train to get to work. Don't add more pressure to local residents!
5. We all value our view being able to look beyond the highway and to see national park is one of the key reason we choose to live here. Adding more stuff to block our view definitely create more stress to our life. It's a threat to our mental health and wellbeing.
6. There are still a lot of empty rooms/units/shared-houses for rent in this area. They are still empty even now. Before adding more to this area, it's better to make full use of what we already have.

There are concerns with the many apartments upcoming on Halifax Street including upcoming towers from Landmark developers. Halifax Street and Cox Road joining to Epping road is a small road and the increase in density on one lane road will be significant. There will be issues in parking, traffic and overshadowing. Furthermore, doubling the affordable housing within this project will significant impact the property market in the local area.

This major proposal almost doubles the increment in GFA from the approved scheme and will allow them to build 139 apartments with only 61.5 of car space, as I understand it.

There are concerns with the many apartments upcoming on Halifax street including upcoming towers from Landmark developers.

Halifax St alone is not wide enough to cater for the proposed density, and the surrounding roads including Waterloo Rd and Wicks Rd will not be able to cope with the increased traffic that will primarily join the ever-busy Epping Rd traffic.

Halifax Street & Cox Road joining to Epping road is a small road and the increase in density on one lane road will be significant, not to mention the safety of pedestrians, especially that of children in the community.

I take the bus on Epping Rd to the city for work, and this already gets full (and it's not even endemic), and there are lack of public traffic options for this side of the area, as North Ryde train station is still quite far and it's uphill.

Further to that, we will also have issues with traffic noise, parking, views, overcrowded shops, environment and overshadowing.

This major proposal is a real concern to the current residents and the community, and I'd like to sincerely voice my concern for your consideration.

There is already major parking issues on Halifax street, increasing the housing will create traffic and parking chaos.
The council parking rangers are constantly in this area, and over 70% of one bedroom apartments above the Lachlan Square do not have private parking. This building proposal will simply create traffic nightmare.

I am worried about The proposal seekibg approval to increase the current gross floor area of affordable housing from 5413m2 to 10263m2. This almost doubles the increment in GFA from the approved affordable housing scheme and If this GLA proposal is accepted, GLA request allows them to build 139 apartments with only 61.5 of car space. I am concerned that with this many apartments upcoming on Halifax street including upcoming towers from Landmark developers. Halifax Street & Cox Road joining to Epping road is a small road and the increase in density on one lane road will be significant and we the current residents will also have issues with parking, views, and Overshadowing( we don't get that much sun currently)

Halifax street and surrounding already is dense enough that you can't find any parking, increasing number of apartments makes it even worse, specially with the fact that not enough parking spot will be available. we all have family and friends who are vising us and the fact that there is not any visitor parking then building and increasing number of apartments make the issue even worse.

Please reject this project which is only to make more money for the developer and owner. we want a calm environment for our family and children.

The increase of current gross floor area of affordable housing from 5413m2 to 10263m2 almost doubles the previous proposed development

If this GLA proposal is accepted, the developer be carried this with them to lodge the DA, which let them max build during the DA stage. This GLA request allows them to build 139 apartments with only 61.5 of car space.

I would like to voice my objection to this project as this would lead to overcrowding of Halifax Street that only has one lane in and out. Halifax Street & Cox Road joining to Epping road is a small road and the increase in density on one lane road will be significant. The current infrastructure in this area is not able to support a huge influx of residents in the next few years. This project certainly will disrupt the peace of current residents that have already bought homes here today. There will be issues with street parking, usage of a small park that currently caters well for 4 blocks of NBH Lachlan apartments and blocking of the view that we currently enjoy. Such an irresponsibly planned project that doubles in size to 139 apartments with just 61 car parks is a slap to current residents in NBH. Landmark also plans to build 950 apartments by 2030 on the same street, so it is impossible that the current infrastructure is able to sustain the sudden increase in residents.
Hereby, I am voicing my strong objection to this project and respectfully request that NSW Planning withdraw the proposed amendment. Peaceful lifestyle, good well-being and happiness are what matters most so please do not go down the path of overcrowding that will ultimately destroy the good impression that North Ryde has.

Halifax Street & Cox Road joining to Epping road is a small road and the increase in density on one lane road will be significant.

Further to that, we will also have issues with parking, views being impeded and overshadowing on existing buildings. Further increases to the plan will mean those who already invested in the plan will be severely disadvantaged as there will be extreme congestion issues and devaluation of their properties.

Also, oversupply of units and prolonged construction in the area will make the community appear less attractive to potential buyers.

A balanced proposal needs to be put forward where there is no increase in building heights and the community who are already invested are not negatively impacted or affected.

My wife and I purchased our apartment at 27 Halifax Street, Macquarie Park over 1 year ago. We really love this area, we visit the current parklands every day with our dog and also use this area for exercise. We are planning to start a family and chose this area for its safe roads and ample play and park areas. We would like to object to the proposed building between our building and the park area. It would be a huge inconvenience to us, as well as a safety issue due to increased traffic, and a significant impact on our current outlook and daylight exposure.

As such this submission as is stands is unviable in my humble opinion and should not be allowed to proceed.

Thank you.

Many of the upcoming condominiums on Halifax Street are a concern, including the upcoming landmark developer's tower. Halifax Street and Cox Road connecting to Epping Road is a minor road and the increased density of a single lane road will be significant. On top of that, we will encounter parking, landscaping and shading issues.

I am the owner of one apartment in 19 Halifax Street
We have more than enough buildings at the area already
The green spacing already not very sufficient here and yet all the lands surrounding existing Halifax Street complex are sold and planned for other high rise. We don’t want the area to crumble like Waterloo Road and Herring Road
