I am writing to express my objection to the proposed developmental project in our community, specifically in the vicinity of my place of residence.

While I understand the need for progress and development in our area, I believe that the current project in question has the potential to adversely affect the quality of life for the residents of this community. As a member of this neighbourhood, I am deeply committed to its well-being and sustainability.

My reasons are as follows:

Environmental Impact: The proposed project seems to have the potential to cause harm to our local environment. The construction and operation of such a project may lead to increased noise and air pollution and disruption of local ecosystems. It is crucial to consider the long-term environmental consequences and explore sustainable alternatives.

Traffic Congestion: The increased traffic flow resulting from this development can lead to congestion on our already strained roadways. Traffic on Epping Road and Delhi Road to Chatswood is already really chaotic. This not only affects the convenience of daily commutes but also poses safety concerns for pedestrians and cyclists in the area.

Infrastructure Strain: Our community's existing infrastructure may not be equipped to handle the demands of this project. This includes concerns about our grocery shops, restaurants and gym.

Community Character: One of the reasons many of us chose to live in this area is its unique character of being quiet and peaceful. The proposed development project threatens to alter the very essence of our community, potentially leading to a loss of its distinctive identity.

Consultation and Transparency: I believe that there has not been adequate consultation with the residents regarding this project. I believe a lot of residents do not know about this project proposal. Transparency in the decision-making process is vital to building trust and ensuring that the concerns of the community are considered.

I respectfully request that you reconsider the approval of this development project and conduct a comprehensive impact assessment that takes into account the concerns raised by the residents. It is essential that any development aligns with the best interests of the community and safeguards our environment and quality of life.

I am more than willing to participate in any public discussions or meetings regarding this project and offer my input and expertise. Please keep the lines of communication open with the concerned residents to ensure that our voices are heard and our apprehensions are addressed.

Insufficient attention has been given to the potential impact on property values in the nearby area. A comprehensive evaluation of how the introduction of affordable housing might influence the market value of surrounding properties is crucial. This analysis should encompass a thorough examination of comparable projects in different regions and their effects on property values. Personally, I appreciate the tranquility of our neighborhood, and considering the presence of an existing affordable housing development in Macquarie Park, I believe there is no pressing need for another one in North Ryde.

I support this project as it will increase housing stock around North Ryde and mean that more people will be able to live near:
North Ryde Metro station and not rely on private vehicles as much.
The business park and not have to commute long distances to and from work.
Local amenities like shops, restaurants, parks etc

Objection raised to increase the maximum gross floor area by 15,739 square meters. There is insufficient car parking space in the areas currently. Street parking is only limited to 2 hours during business hours weekdays.
It would be paramount to increase the number of car parking space before approving more development projects in the area

Jemena has reviewed the location of the Development Application and undertaken a review of the documentation provided.  Jemena has no objection to this development application - it is noted that the high pressure pipeline is located outside of the development site and as such, Jemena does not anticipate that the proposed development will impact Jemena’s high pressure natural gas pipeline. Consequently, Jemena does not wish to provide objections or further comments to the Development Application.

Ensure appropriate Before You Dig Australia (BYDA) processes are followed as part of the construction process.
