Dear Sir / Madam,

It is my belief that this tower is both completely out of scale with
what is desirable in the Pyrmont area and the Sydney region, and also
far exceeds any realistic scale requirements for the development.

The scale of the tower is only a monument to the owners clearly
overextended ego, and has no contextual relevance to the scale of
development around it. There is no precedent for a single tower to be
so out of scale where the development has not been looked back with
regret. Blues Point Tower provides be case in point where a tower (of
a far lesser scale than that proposed) has been met with nothing but
ire since its completion.

Additionally, the amount of apartments and the size of the hotel are
far in excess of what a single development warrants. This is greed
pure and simple, and if the development does not stack up without the
sheer numbers of units then the development simply does not stand up
to reality. A building of half the height would still be staggering
yet may fit more in context with the height of the buildings on Bowman
St.

Development is part of life, however I believe the scale of this
development will be detrimental to the Sydney skyline, and will quite
likely have negative effects on the already congested Pyrmont. Please
cap the tower at a height which respects the height of the headland
and buildings around it. There is no need for such a tall development
in this area.

totally disapprove of this development. The Star always had a height
restriction and they have blatantly ignored the height restrictions of

1. It will worsen the current traffic congestion condition in the area.
2. The tower is not in line wifh the current community environment.
3. It will destroy the historic character and value of Pyrmont living
community.
4. The tower in the waterfront will obstruct the view to the city that
thousands of current residents are enjoying and affect the value of

5. It is unfair that this development is going to undermine the
investment of thousands of property owners in the area.
6. The height of the tower is in breach of the original promise by The
star that their development will not higher that the original power
plant that located in their current location.

As a resident of Pyrmont for the past 12 years I am deeply and
fundamentally opposed to Development Application Number MP08_0098 MOD
13, being a modification to an existing approved development
application made by the Star Casino. The modification proposes a 237
metre / 61 storey residential and hotel.

I strongly encourage the Minister for Planning to reject the request
from the applicant, made on 13 August 2018, for a section 75W
modification of the existing Development Application Number MP08_0098,
for the following reasons:

1. The nature of the project and the changes proposed are
fundamentally different to the development originally approved in
MP08_0098. These changes have an undeniable material adverse impact on
the local community that the application should be assessed anew, not
as a modification of an existing approved application.

2. The proposed building fails to comply with, and demonstrates an
obnoxious disregard for, height, floor space ratio and zoning
requirements under the Sydney Local Environment Plan (LEP) 2012. For
example, at 237 metres the height of the proposed building is well
above the height limits placed on developments under section 4.3 of
the Sydney Local Environment Plan (LEP) 2012.

3. The design of the proposed building will create shadowing for local
residents, wind tunnel effects on pedestrian pathways to and from the
Sydney CBD, and block residential and public space views to the Sydney
city and harbour. These impacts cannot be mitigated or compensated.
Residents and pedestrians will suffer and so will, indirectly, local
Pyrmont businesses.

4. Much work has been done over the past 20 years to create a vibrant
local residential and business community in Pyrmont. Parks and public
spaces are central to this; places where people and families can come
and feel safe and enjoy the sun, water, trees and views. The proposed
development would obliterate all that has been done to create this by
making the central feature of Pyrmont an obstructive tower that takes
away from all of these positives of Pyrmont's community.

5. Pyrmont is the most densely populated suburb in Australia. Allowing
such a large commercial development will add to traffic and pedestrian
congestion, placing further strain on local infrastructure such as
public transport and exponentially increasing the amount of private
and taxi vehicle traffic.

On the basis of the above, I respectfully submit that the Minister
should reject Section 75W modification MP08_0098 MOD 13.

I am delighted to hear that the NSW Government is considering the
application from the Star for this development. As the owner of a
property in Pyrmont I look forward to the ongoing high class
development of the area. I am excited by the work opportunities this
development will bring to the locals and the venue to entertain
international guests.

I am opposed to the above development . It will completely obstruct
the view from my property in 2 jones bay road and block north easterly
sun. This will significantly devalue my property and those of my
neighbours. Surely the developer must compensate those effected?

The overdevelopment of Pyrmont is out of control. How much more
development can we cope with without road, light rail, parking being
upgraded? Traffic is already choked at night and especially on
weekends - Pyrmont simply cannot cope with all of this. An upgrade
will simply add more cars, more people, more potential for brawls and
accidents to an already overcrowded suburb.

With Continued growth around Darling Harbour, I see this proposal as a
positive addition to the benefits of the Pyrmont community. A first
class hotel and accommodation precinct that can attract international
and interstate tourism could add financial benefits and growth to
local business. The inclusion of a neighborhood center that will
provide social amenities supportive of local residents is a welcome
approach that makes me feel I have been included in the proposal.

Despite conducting community consultation and design excellence the
structure is out of place in the Pyrmont village and "sticks out like
a sore thumb". I believe that this will degrade the enjoyment of
Pyrmont residents and visitors to this unique location close to the
city. Other developments in the area fit into the general profiles of
building height and do not impact anywhere near how this skyscraper
will.
The towers in Barangaroo, Cockle Bay and Darling Harbour are grouped
together and provide a consistent skyline.
This does not and I can see no benefit from it except for the Casino!

The new 204 residential apartments and 204 new parking spaces will
provide additional congestion to the already heavily congested Anzac
Bridge and associated areas within Pyrmont. I strongly oppose this
proposal. Furthermore, the 237m tower will block the existing view and
natural sunlight to the area for existing residents.

I would like to submit my opposition to Development Application Number
MP08_0098 MOD 13, being a modification to an existing approved
development application made by the Star Casino.

I submit my view that the proposed scheme has not be developed in a
manner which responds to the local site or context. The proposed
height and building scale is grossly disproportionate to the height of
other buildings on the site, or in Pyrmont or in the surrounding
suburbs.

The size of the development displays an active disregard and lack of
precedence for building heights in the suburb and surroundings. It is
my view that the development does not comply with the intent of the
City of Sydney DCP controls as the proposed development will block
views from Pyrmont and adjacent suburbs of the harbour, CBD, Sydney
Harbour Bridge and low level sky and parklands. Furthermore, the
development will overshadow key public spaces and parks which enhance
the suburb and positively contribute to the local community.

The height of the development appears to be a commercial response to
the development in Barangaroo, rather than a considered scheme
intended to positively impact on Sydney, Pyrmont or NSW. It is my
opinion that altering the Sydney skyline in such a drastic fashion,
with a development which serves little public purpose, will negatively
impact on the suburb and local residents.

I strongly object to the development in its proposed form, and
respectfully submit that the Minister should reject the Section 75W
modification MP08_0098 MOD 13.

Currently the traffic in Pyrmont is not sustainable with queues to come
and go from / to Harris Street on peak time passing 40 minutes.

Before embarking into a new project of such scale, there should be a
solution in place to make traffic more fluid.

I am a long term resident at 56 Pirrama Road, Wharf 9, directly opposite
the proposed development.

On the basis of a truly iconic nature of the proposed building and the
extensive process that the Star has undertaken to engage with the
residential community of Pyrmont in coming up with the final design, I
would like to express my support for it.

I have no doubt the development is needed to help meet demand for high
quality tourist infrastructure in Sydney and will be beneficial for
Pyrmont peninsula, its residents as well as visitors. We live in a
beautiful part of this evolving City and it is encouraging that such
forward-looking and high quality development designs are put forward.
A lot of work has gone into this not only by the architects and the
proponent but also by the community representatives and I would like
to see this proposal approved in its current form. I believe we should
support companies which are willing to invest in enhancing our local
environment, while respecting community needs and views.

I have reviewed the DA and attended community consultation meetings
during different stages of the process.

I reside close by to the development and support it as I think it will
bring a lot of benefits to the area. It is a great and thoughtful
architectural design which will create a true icon for the city.

I see local residents benefiting from better amenities and our
thoughts were considered in this design and overall proposal.

I hope this goes ahead in the current form.
