I am writing to express my concerns with the proposed modification (Mod 7) to Major Project 07_0026 at EPIQ Lennox Head.

The above proposed modification only came to my attention and no doubt the majority of the community recently through an article published in the local paper The Echo. Prior to this i was not aware of any change to the original proposal. I feel this should have been more widely and loudly announced so that the community could have ample opportunity to comment.
I strongly oppose this modification for the following reasons:

• Once again, Aged care loses. Our region already has limited local options for its ageing population. Lennox Head has none, and the facilities Ballina has are at capacity. An aged care facility in Lennox Head would strengthen the sense of community if local families could visit their relatives here. Lennox Head does not need more high density housing, it needs an option to care for our ageing population.
• Lennox Head is already losing its sense of space and community. Developer greed and lack of planning has us living on top of each other, limited parking, limited services to support us, no infrastructure.
• Lack of infrastructure/services – public transport does not exist in our village. The local primary school is at capacity and children are being turned away. Extensive waiting lists for childcare. Medical centres and hospitals are straining under the sheer weight of numbers they are required to serve. Parking is at a minimum in down town Lennox Head. Traffic has increased dramatically yet there has been no upgrade to the road that provides us with access to the highway. In the flood event early this year, there was only one road open to Lennox residents to enable them to leave town.
• The high density nature of this modification will mean an increase in people, traffic, cars and pedestrians yet there are no plans detailing how our village and our community will cope with this increase. I have concerns for the environmental impacts of this development in terms of flooding and the wildlife corridor. Can this site realistically cope with increased stormwater management requirements. Adding additional high density housing to a community that is already bursting at the seams will only exacerbate these problems.
• We have a massive issue with affordable housing in this area and a very large homeless population. Local business cannot attract staff as they cannot afford to live in Lennox or surrounding areas any longer. This development does not address this issue.

I have lived in Lennox Head for 23 years. I know progress is inevitable, however this village that we call home is suffering. Lennox Head does not need another high density development. When does a genuine concern for a community override greed? Slow things down, stop building high density living, embrace our community and keep aged care a priority for this development. PLEASE.

I am writing to express my concerns about the development application from Clarence Property at Lot 5, Epiq, Lennox Head, 2478. I am opposed to this development.

This new development is devastating for our community.

As a Lennox Head resident, I am shocked that blocks of land as small as 135m2 will be sold for building homes, on top of each other.

Approximately 100 tiny blocks of land, bringing an average of 2 cars per home and an average of 4 people per home.

How are schools and medical services in this area going to cope? Where are the kids going to school? The local public school is packed to the rafters and has recently had to be rezoned. Dr Surgeries and emergency rooms are already at capacity with nursing and teaching shortages in NSW continuing.

I am extremely concerned about the increased traffic and dangers of increased road traffic incidents with so many cars in the neighbourhood.

How are the roads and limited public parking spaces going to cope?

The beachfront roads are already lined with cars parking on verges on the weekend and after work/school due to limited parking in the area.

How is the environment going to cope with the increased number of people this development will bring?

Consider the fact that the approved 'Crest' development, near Epiq, has not even commenced building. This is more people and cars in the area.

Please consider the impact of this development and do not approve it for this developer. Lennox Head has grown so much in the past 5 years. As a community, many people feel it has reached its 'comfortable' peak.

Good morning,

I would like to write in my concern and opposition about the new development that is taking place in Epic Estate on the corner of Snapper and Montwood Drive. The growth of the area has been great and is always inevitable but then there is over development. As a resident I would like to express my concearns and outline my views on how the development will affect the area.
1. Currently, the area is already feeling congested and at times dangerous as frustrated residents use the back streets to avoid traffic congestion in the area as current infrastructure is already at its limits.
2. the scale of the development does not maintain the aesthetics of the area as they look to be multi-level townhouses. This will open the flood gates to mass city construction in an already struggling area.
3. Impact on the existing wetland and is directly across from a conservation management area (is this not contradicting the CMA that was a condition of Ballina council approving the development in the first place. Already reducing areas for wildlife to co-exist.
4. Reducing the open spaces for the community.
5. Possibility of another public primary school would be much better as there is already is extreme pressure on the existing primary school not being able to accommodate the number of new families in the area
6. The developers do not live in the area, therefore are unaware of the existing impacts and daily lives are not directly affected by this.
I Hope this can all be taken into concideration and can help persevere our beautiful but already maxed comunity

How are schools and medical services in this area going to cope? Where are the kids going to school? The local public school is packed to the rafters and has recently had to be rezoned. Dr Surgeries and emergency rooms are already at capacity with nursing and teaching shortages in NSW continuing.

I am extremely concerned about the increased traffic and potential dangers of increased road traffic incidents with so many cars in the neighbourhood.

Hello Michael,

Thank you for reading my objection to this new change in DA.

I would like to start by saying my disgust to hear that it was now turning into 120 small lots of land, for a few reasons.

1. It would be so lovely if the youth we already have existing in lennox have an outlet for recreation, this could be turned into a well main nature reserve with skatepark / bmx track not to mention the vast amounts of homes yet to be completed that will again increase the number of children to the area.

2. Small block of land is just an awful tacky way for our beautiful town to live. Unnecessary, it’s unaffordable for low income earners and therefore can’t be passed as affordable- as we know houses prices here are through the roof.

3. Too many houses already in this area estate of epiq. Would be a much different vibe to see elderly population walking through taking in the sights but more Houses - more traffic- more people. Let’s be real here lennox has such a lack of infastructure as it is - most locals are disgusted at the level of expansion we are facing . All that this developers built was a large woolworths.

Thanks for your time. I would love to get a contact of someone who could point be in the direction of youth developments etc for lennox Head, is there a ‘ vision ‘ for the trajectory of the mammoth growth we have already had on our small town.

Epiq is already jammed with too many homes. It is so wrong to put super lots in. No where on this coast has this.
“Affordable living” if they cannot afford to live in Lennox, go to Ballina, Lismore, Wardell. Plenty of options there. My children cannot even get into a school before you jam epiq out with more homes and people.
Selfish and only care about money, I thought Lennox was for the environment. Now everyone feels like they live in town houses in Sydney…..the reason people move here is to afford a backyard and look at trees. Not someone else’s living room 2cm away from yours. Bloody ridiculous. I hope it gets denied so my kids can get into a local school.

We are writing this because we as local community members of Lennox Head are opposed to the development application from Clarence Property at Lot 5 at Epic, Lennox Head, NSW, 2478.
This development would be devastating to this community. Lennox is already at its maximum capacity. These proposed blocks of land are outrageously small. At 135m2, they will be packed in on top of each other. We have worked out that it will be approximately 100 blocks of land, bringing in average 4 people per home, with an average of 2-4 cars per home. How will our little community cope with this infrastructure? The construction industry around this area is already under a lot of pressure. Meaning there will be more trades that are going to be outsourced outside of the northern rivers bringing in more trades and more people to town. It will be overloaded and will not cope.
Not to mention the Epic Estate houses a lot of young families. Imagine how unsafe all the traffic would be if this development was to take place. Our health system and schools are already working at their capacity. I think it is in the developers best interest to revaluate this development instead of thinking about the amount of money they are going to make rather think how this is going to impact our community? It will honestly ruin Lennox Head.
Please consider this letter and the voices of the community that actually live in this estate. We strongly plead that you do not approve this development.

Hello,

I am writing to express my objection to Modification 7 Lennox Head Residential Subdivision (MOD 7).

I moved here 18 years ago, to be with my partner who has lived in Lennox since he was born. What a beautiful town Lennox was when I first arrived, have definitely seen some major changes occur since then which is to be expected, however the influx of people of late and the ridiculous amount of new housing has just overrun the town.

This is primarily due to the development of Epiq; which, in my opinion and many other locals too, should have never been approved as it has. It has changed Lennox forever; and not in a good way.

The infrastructure simply cannot withstand this influx of people and their cars. Our overflowing public school is just one example of a village under stress.

And now the developers want to modify a development application that was already approved for a retirement village?

Our village doesn’t need another 100-odd homes squeezed onto tiny lots. We don’t even need a retirement village. What we need is a school.

If the NSW government is so desperate to find land for a new school, this is it. You’re not gonna find vacant land anywhere else in our village.

If this modification is approved, it is obvious that you have not a care world for our community or our kids.

Please do the right thing and reject this modification and push for this land to be resumed via compulsory acquisition for our new public school.

Having saved many residents from the recent floods I find it unthinkable that this density is being built by Clarence Property. With the releasing of blocks as small as 135m2 many around 140m2.
This area already floods and the water which will be displaced onto current residents is unacceptable. If this development goes ahead I will be documenting all concerns and will not stop at just litigation.
The negative effects on the environment, the increased traffic and danger on the roads is certain. How will schools and services cope.

i wish to oppose this new development in Lennox Head. The negative effects on the environment are already being experienced in the area. Traffic concerns, public facilities & drainage already a major issue in the area. These blocks are ridiculously small & I feel strongly that this development should be stopped. Clarence Property should not be allowed to develop blocks this small this development is super high density & with other developments already putting strain on our services this will only add to the problem.

Dear Sir/Madam,

I write to voice my opposition and concern for the application to change the plan for the lot known as 1B in The Epiq development in Lennox Head on the corner of Snapper drive and Mountwood drive.

I urge you to oppose and not approve the request to change the plan from a residential aged care for 124 seniors to a integrated housing development with plans of 133 residential lots.

The fact the plan was downgraded from 145 residential lots to 133 is negligible.

The developer in their submission states “ the modifications themselves do not significantly alter the population for the estate”.

By the developers own submission to build 133 homes which will most prevalently have households numbering 3-4 on average the population will increase by 500% from the original plan.

Due to the fact that the residents of a aged care home will not own cars the development will increase traffic.

The developer has stated units will have single and double car garages as well as the capacity to park on the driveways up to 2 cars and space for a additional 55 cars in planned street parking.

This could lead to a additional 454 cars from the original approved estate plan.

The traffic management plan does not allow for this.

Finally the High density terrace house plan is not what the community wants. It is what a property developer would like to achieve the maximum return for the company.

The Lennox Head Community requires schools.

Compulsory acquisition of the land by the NSW State Government should be considered and the Valuer General can determine the fair compensation.

There is already enough planned housing lots but we need schools.
