I am unable to find any analysis of the effect this development will have on the local mosquito population. I can only find a reference on plans to planting that discourage mosquitos. I hope there is a supporting document that provides some science on this point. Please also provide links directly to similar documents in previous applications and determinations.

I am wishing to write a submission regarding the loop road from Hutley drive which will go around behind Epiq, pines and elevation estates to join to north creek road. As the downsize in block size and increase in retail block size I fear this will mean more traffic will flow through to the new estate. Currently there are only two roads linking to Epiq and I live on Montowood drive. The increase in traffic means the road I live on will become extremely busy. I live on a crest and it is already difficult to see traffic however the increase in traffic will make it harder. I also have two young children and the large increase in traffic makes the road even more unsafe for the local kids. Please consider rushing the road completion in order to make it safe for current residents in the area.

We understand that the proposed building height change will comply with BLEP, and note that plans indicate two storey dwellings, but we are keen to ensure that two storey limit is imposed and complied with, as anything more than two storeys would not be in keeping with the existing long term development of the original Pacific Pines estate. As long term residents of the estate, we are keen to ensure that existing aesthetic is maintained and our residence is not devalued by further development which "complies" but is not in keeping with the existing residences.
We are also concerned about the impact of a larger shopping centre on the existing Lennox shops - we're not sure that such a large increase in floorspace is necessary, and feel that the unique strip shopping centre in Lennox will be detrimentally affected. Also, obviously deliveries need to be made to that shopping centre and heavy vehicles using Montwood Drive is a concern.
Our ongoing concern has always been the vastly increased traffic flows on Montwood Drive on a daily basis from the Epiq development. While we are not against development (as that's how we ended up in our house) we are of the opinion that such a large development with only two eventual points of ingress and egress are problematic. We have always been of the opinion that there should be further points of exit and entry for the Pacific Pines/Epiq estate onto North Creek Road. We have already noted the increased traffic flow on Montwood Drive from the development work being undertaken. The increased traffic flow once new residents move in will be significant, and we have always been concerned about this impact both from a safety and property value point of view. Until such time as the Hutley Drive extension is completed and the roads connected, all traffic will need to use Montwood Drive, and we feel that the trigger point (of traffic flow) for the requirement for construction of the Hutley Drive extension should be much lower than it is presently.
