As a resident ajacent to the Village for the past 24 years we strongly object to this development.
4 stories under the Avum development was bad enough, but 5 stories on a more elevated position on the site under this proposal is outrageous.
This will have a detremental effect on our sightlines & the ammenty of the area.
It is already congested with cars in school hours at Trinity Grammar nearby. With more residents in the village & more visitors, traffic & parking will be a major problem.
There are strong privacy issues here also with residents of these towers looking down to our yards & through our windows.

This is a Conservation Area with low rise, often Heritage bungalows in this quiet end of South Ashfield.
This development will be totally out of context & the application as is, should be rejected.

This development together with The Summer Hills Flour Mill, the Summer Hills Towers & the constant extension of Trinity Grammer School is ruining the asthetics & ammenity of our chosen suburbs.
Ms Watson, please do not listen to the rubbish from the spin doctors at Stockland that they are doing this for the residents of the Cardinal Freeman Village. They are doing this for profits.

As an Architect with a mother living in Cardinal Freeman Village I have followed the evolution of the redevelopment planning process and assisted the Residents Management Committee during this time.

My main concerns with the current proposal are as follows:

1. Sustainability - Independent Living Units lack cross ventilation:

The proposed poorly ventilated units will have significant health impacts for the frail aged. Over summer the units will become heat sinks and residents will be forced to leave their units during the day or install air conditioning and incur further ongoing costs. (During last Saturday's sudden heat I have direct experience of the inadequacy of this type of floor plan)

The development falls short in terms of sustainability criteria. Passive cooling must be established instead of reliance on active energy consuming systems.

This proposal passes costs on from developer to the residents. Residents on fixed incomes may not be able to meet this cost and suffer hardship as a result.

2. Structure Plan

The proposal changes the Victoria Street vehicular entrance & laneway. The current indirect curving lane wayis to become a straight vehicular lane across the site - requiring removal of a 100 year old Ficus to achieve this.
The danger is that this proposed straight lane way may become a rat run for local traffic.
The current curving lane way with Ficus remaining in place does not pose visual connection across the site, reducing the "rat run" potential, enabling a more protected setting suitable to a achieving a pedestrian precinct that will allow the aged to be confident to get around in safety.

I have had a look at the modification plans for the aged care village above. I would like to state my strong
disapproval for the proposed height of the structure at 5 storeys. The village at present is surrounded by low
rise residential at a maximum of two stories. The current village height is already imposing at 3 stories. The
proposed height of 5 storeys destroys the community feel of the area particularly given the proposed
extension of the Baptist Homes site into Queen St. Please consider the atmosphere of the suburb before
proceeding with this.
