The scale of the proposed development is TOO massive, TOO high and TOO many residential buildings. Traffic in the area will be adversely impacted as NO additional access other than existing roads has been provided. Moreover, the number of units being put on that site ( no units at present), there is NO additional road infrastructure to support the increase in residents. Existing residents in the surrounding streets will suffer from theadditional traffic AND the excessive noice from service vehiclesand garbage trucks. I support the modernisation and upgrade of the shopping centre but I am really concern about the MASSIVE development including 12 five to eight storey residential towers. Can you please review and address concerns listed. Thanks you.

Dear Sir/Madame.

I am totally opposed to such a development. The size and magnitude of the plans are beyond compreshension. The development has to fit it into the local landscape and the plans seem beyond what the locals want and what the infrastructure can handle.
Please please please do something about it. We all agree Eastlakes Shopping Centre needs an upgrade but not to this scale.

I understand that Eastlakes shopping centre needs to be modernised / facelifted, but holy crap, this DA proposal is something else!

The worst part for me, over and above the sheer scale of the proposal, is the increase in traffic that is sure to follow the completion. Not to mention the inevitable traffic inconvenience that will happen to all residents once building commences. Traffic is already a problem along Evans Ave & Racecourse Plc in the mornings when trying to access Gardeners Rd. I can only imagine the gridlock when at least 3 or 4 times the amount of traffic will want to do the same! There seems to have been no consideration of the traffic impact at all, let alone that there are only local (ie narrow) roads around the very area that is to be (over)developed.

The amount of buildings, all built close to or on the boundary line, is too many, and they are all too tall. Almost all of them will tower over neighbouring buildings.

This development should not go ahead. Heaven help us existing residents if this gets the nod, it'll be an utter nightmare living here.

There are too many buildings which we fill will create more traffic in and out of the suburb. Eastalkes is like a big loop and it is already quite congested on the Southern end from all the traffic that come from the ED and the M5 and this project will restrict entry and exit into the suburb even more.

* No additonal access for vehicles other than existing roads has been provided.

* Being built right up against Eastlakes Reserve will mean the high rise building wii cause major overshadowing.

* Increase in anti-social behaviour

I strongly object to the proposed development in Eastlakes for a number of reasons, listed below:
-Eastlakes is already overpopulated with unit blocks
-To even contemplate a development of this size in Eastlakes is madness, i recommend the people that are reviewing this development take a stroll through Eastlakes to see how the planners of the 60's got it wrong, please dont make the same mistakes they did back then
- Traffic will be a nightmare, 12 additional 5-8 storey buildings + a new shopping centre WILL be a huge inconvenience to the surrounding streets,ie, noise, traffic etc
-I understand that the developer is going to apply for an outrageous amount of building space and then negotiate for a lesser amount, this is also un-acceptable , as mentioned above, this area is already saturated with ugly looking buildings,please DO NOT add to the chaos. I accept the fact that the shopping centre needs upgrading, no problem there, but how can they get away with 12 additional buildings??
-I would also like to know why we as residents, have to beg the dept of planning to keep these monstrous developments out of our area, shouldn't that be the decision of the local council?? As you well know, Botany council is opposed to this development, why is an out of area representative been called on to oversee/approve this ??

I wish to protest against the proposed development at Eastlakes shopping Centre on the following grounds:
the scale of the developmentis too massive and with too many residential buildings.
The development will cause major overshadowing of the Eastlakes reserve park resulting in loss of use of the park for the many existing residents who live in units and rely on it for recreation.
Provision has not been made for the extra road traffic servicing the new residents and heavy vehicles delivering to the shopping centre, with no additional acess other than existing roads.
The Eastlakes area is already over developed with units, causing a lot of anti-social behaviour.

The proposed development is grossly excessive. It is too concentrated, too high and will lead to overcrowding of existing resources such as the public school and community centre. It will negatively affect the family tone of the area.
Eastlakes is a residential area with contained unit development. Apart from two widely separated blocks, units are low level, two and three floors. The area is largely free standing homes. The proposed development will be very out of character with the area.
Streets in the Rosebery Racecourse area are one lane each way with parking which is already inadequate to the needs of the existing residential population and businesses and negotiated with difficulty by public transport and heavy vehicles who service the shopping centre. The decorative roundabout at Evans Ave onto Gardeners' Road has been damaged by buses and lorries that can't negotiate it ans simply resort to driving over it.
Streets can be congested around the shopping centre during lunch times, weekends and afternoons. Public parking for the shopping centre is frequently inadequate for shoppers and unavailable for residents..
The Reserve which is pleasant open space in an already densely populated area will be overshadowed and consequently less appealing as open green space. It is also a relatively small space and will be affected by the potential for overuse by the increased populated created by the towers. It is not big enough to allow for the development of public access courts or playing fields which may be needed to offset the tensions in high density living.
There will be concerns as to how such high density living and the flux of the population that goes with it will affect the local population and the tone of the area which has a sedate family emphasis.

hi my name is hakan kandas i have been living in eastlakes over 15 years i have a mortgage on 7/18 evans ave eastlakes my unit will be affected the most in eastlakes its right on the corner of the car park and shopping centre the plans provide are not showing our block in there plans for the reason that they know it will be affected in a very bad way some of my major concerns are that the development is just too big the traffic jams in the mornings and afternoons now are terrible getting on maloney street now is a nightmare with all those extra residents eastlakes will b gridlocked in all streets please send some people to examine to do test you will see how bad traffic is, the height of the development is another major concern i will loose alot of sun light and most important my privacy i will have no more privacy in my home thats not fair on me and my family all the new apartments will directly see in my unit. my home is my place of peace and privacy with my wife and 2year old boy not only i will loose sunlight from the new development i have to keep all my blinds closed for privact thats just not fair i dont want to bring up my familly in darkness when i purchased my unit it was bescause of the natural light i get from the sun and the view from my apartment, and according to the plan they are going to install a pump next my unit for the water for the development that can make a distracting sound at any time i loose sleep thanks to the garbage truck now with all those new residents and buisneses there will be much more comercial vehicles in the area wich will only add to the traffic problems and noise i have allready mentioned i have lived in eastlakes over 15 years the look of eastlakes is unique the new development will just look out of place and make all the buildings in eastlakes look very old and ugly and most likley depreciate the value of our properties.
i have my mum and dad living in eastlakes as well in 18/8 st helena pde on top of the hill they live on top floor wich looks over the hole of eastlakes and can clearly see the city buildings from there balcony they are both above 60 years of age they used all there money on that unit because of the view they enjoyed that will be all gone thanks to the greed of the developers.
eastlakes does need a new shopping centre i wont deny that but this project is just to high and big for a little suburb like eastlakes

People who claim that this development is too massive, have not compared it with develoments over same land size at other places at similar distance from city centre. The development is reasonable.
Eastlakes has many exit roads to west and there should be no traffic congestion by this development. Eastlakes is not a hill town with just one road in and out.
Eastlakes has two big parks. It is unreasonable to expect sunlight in all corners of both parks at all times.
People who think this development will create anti-social behaviour, have no basis.
Eastlakes already has many in and out roads, and there has never been any congestion on any of those raods so far.
Most of the traffic to Eastlakes shopping centre will continue to be shoppers. Does one extra garbage truck perhaps once a day make such a great difference as claimed by opponents of the proposal?

There will be some inconvenience during the construction but we should be willing to put up with that in view of the long term benefits to myself and other residents of Eastlakes.

Dear Sir / Madam,

We are writing to OBJECT to the above proposal.

Our family has lived in Eastlakes area for more than 7 years. As we all know, Eastlakes is a quiet, peaceful place to live, she is a happy land for families especially for those having children. Everyday, there are many children playing in the park (The Eastlakes Reserve) next to the Eastlakes Shopping Centre. People here in Eastlakes are very simple and friendly. But all these may be over by this new development--if the proposal is approved.

Here are the reasons why we OBJECT to this proposal:

1. According to the developer's handout, the retailer area is increased by ONLY 7%-- no much change at all--But, 444 proposed apartments are going to be built in a relatively small area--it is probably the main purpose of this development proposal. According to the census data (http://about.nsw.gov.au/view/census/Eastlakes/B31/), even in the WHOLE Eastlakes suburb, there are only 2568 dwelling including all houses, units & others. The development will make Eastlakes much more crowd. The most important thing is that this plan does not make much change for the shopping centre itself (except for the renewal for almost the same size), but PREVENTS the shopping centre from real upgrading almost permanently, because plenty of residential apartments will be built on top of it. All potentials of the Eastlakes Shopping Centre will disappear.

2. In addition, in their proposal, a large number of units are putting on a relatively small area built on top of Shopping Centre but with NO additional road infrastructure to get people in and out. This area need to share with thousands of existing & new residents and shoppers coming from other places. It will bring serious traffic and congestion to residential streets for both residents and shoppers.

3. To have massive--up to EIGHT levels buildings right next to the park(The Eastlakes Reserve) will make it no good place to play for the children any more. It is not consistent with Eastlakes' building styles, which mainly constitute numbers of units of low rise (3-levels high at top or with one more garage level). Also, it will cause major overshadowing issue for both Eastlakes Reserve where a high number of families live in units and rely on the park for their open space.

Most of the Eastlakes residents including ourselves all expect the Eastlakes Shopping Centre to be upgraded--but not this type of upgrade and in this manner. The proposal does not look like a Shopping Centre upgrading plan; instead, it is more like a pure money-making tool--to use the Shopping Centre area to build far beyond normal number of apartments for PROFIT. The proposal is so tricky in that its real intention is to build massive apartments--but this aim is under the shield of an attractive shopping centre renewal plan. The proposed development will destroy local traffic and bring down the life quality of Eastlakes residents. Apparently, it is not to the interests of Eastlakes residents but to the interests of their own.

In a word, the easy and quiet life in Eastlakes will be ruined, if this proposal gets approval. Our family will lose confidence to continue our lives here in Eastlakes if it really happens.

We want an upgraded shopping centre (a shopping mall similar to Westfield in Pagewood). We do not think it is good for Eastlakes to have too many more properties and new residents as the current Eastlakes community is crowded enough.

We sincerely expect our objection will be considered and we would like to be kept informed of the progress of this proposal.

I really oppose to it because the buildings are going to be in our face that's how close they will be, we can hardly find car park now.

I will loose my afternoon Sun as the buildings are going to be higher than mine 6 stories high plus so much noise and pollution and rubbish Eastlakes cannot keep up the current rubbish and population they have now, how are they going to keep the place clean when we have more people living in the area. We have alot of families living in the units and most family have 3 or 2 kids plus 2 Adults so how much people do we need the street will not support this amount of people this is dangerous we already have 2 big house and commission on each side and units in between how much more do we need. Please listen this is going to be a chaos.

I am one of the owners of 54 Vernon Avenue Eastlakes and have lived in Eastlakes since 1996. I am very happy for Eastlakes to have a new shopping centre and some new residential development but I was not aware of the extent of the amount of units that are planned to be built and the amount of (open space) land that will be taken up. I think the main reason that concerns me and my family is the amount of traffic that will be flowing in from Gardeners Road, Maloney Street and King Street. At present the traffic getting in and out of the shopping centre is pretty full on and that is without any development. My street is always busy with cars in and out of the golf course. Morning peak traffic in that area is pretty horendous and thats without any new developments going on. The other thing that concerns me is that during construction there will be a very hectic situation. The people who are planning to building this new development should actually consider to improve the shopping complex by using extra space for extra shops instead of high rise buildings. Even though I think it would be good to have some new residential in Eastlakes consideration needs to be given to ways of easing the traffic situation. My main concern is the amount of traffic that will be attracted in the area as there are only 4 entry points into the shopping centre and during peak times now its always a problem. Our quiet streets are going to be come main roads and that is a big concern.
