The relevant zoning objective of Zone 10 is to 'promote small-scale retail and business activities to serve the day to day needs of the surrounding local community' and shops are permissible under this zone.The relevant objective of the proposed Zone 9 - Local Centre is 'to identify appropriate land for the provision of a wide range of retail, business and professional activities' and shops are permissible under this zone.Generally, Zone 9 is translated to B2 - Local Centre under the draft SSLEP 2013 with 2:1 FSR and maximum height of 13m.The proposal suggests adopting the relevant objectives and permitted uses under Zone 9 and retaining the height and FSR controls of Zone 10 to respond to the local character of the area.
