The planning proposal will apply zones and controls to land at 95-105 Cooby Road Tullimbar that is currently deferred from the Shellharbour LEP 2013.

The land is currently zoned part 1(a) Rural and part 2(e) Mixed Use Residential under the Shellharbour LEP 2000.

The proposal rezones the land to a mix of R2 Low Density Residential; R5 Large Lot Residential; E4 Environmental Living; E3 Environmental Management and E2 Environmental Conservation.
