The planning proposal submitted to North Sydney Council seeks to amend North Sydney Local Environmental Plan 2013 as it relates to land located at 275 Alfred Street, North Sydney to facilitate redevelopment of the site for a mixed use residential development. In particular, the proposal seeks to:- rezone the site from B3 Commercial Core to B4 Mixed Use;- retain a maximum building height of 13m (the existing building on the site is 52.36m) for a depth of 11m from its eastern boundary to Little Alfred Street and increase the maximum building height over the remainder of the site to 85m;- increase the maximum floor space ratio from 3.5:1 (the existing building on the site is 7.3:1) to 10.2:1; and- impose a non-residential floor space ratio of 0.5:1 across the entire site.
