The 2016 proposal seeks to amend the Fairfield Local Environmental Plan 2013 to rezone land at 6 precincts in Fairfield, Fairfield Heights, Fairfield East and Villawood to increase residential density, with associated rezoning from R2 Low Density Residential to RE1 Public Recreation in Fairfield East. The proposed amendment will reflect Council's intended planning outcomes for the Fairfield Residential Development Strategy. The proposal also seeks to amend height of buildings, floor space ratio and land reservation acquisition maps.
The re-exhibited 2020 proposal seeks to extend the zone boundaries of R3 Medium Density Residential and R4 High Density residential in Villawood, as well as rezone a number of sites in Fairfield, Fairfield Heights and Villawood to RE1 Public Recreation to permit the provision of detention basins to control flooding and neighbourhood parks to ensure access to open space and the creation of liveable neighbourhoods.
