The proposal seeks to apply a consistent and appropriate built form transition to the East Epping Heritage Conservation Area by:
For 2-24 Rockleigh Park and 3-7 and 4-8 Brenda Way:
*Rezone land from R4 High Density Residential to R3 Medium Density Residential.
*Decrease maximum height of building from 17.5m to 9m.
*Apply a maximum floor space ratio (FSR) of 0.6:1 where no maximum FSR was previously mapped.
For 5A and 21-29 Essex Street
*Decrease maximum height of building from 17.5m to 9m
*Apply a maximum floor space ratio (FSR) of 0.8:1 where no maximum FSR was previously mapped.
For 23-23A Pembroke Street
*Rezone land from R3 Medium Density Residential to R4 High Density Residential.
*Decrease maximum height of building from 12m to 11m.
*Apply a maximum floor space ratio (FSR) of 0.8:1 where no maximum FSR was previously mapped.
