Albury Local Environmental Plan 2010 (Amendment No 11) - Rezone Deferred Matter to R1 General Residential, R2 Low Density Residential Zone and RU2 Rural Landscape Zone, Riverina Hwy, Thurgoona

The planning proposal seeks to rezone 168 hectares of land to:1) R1 General Residential Zone (150.6 hectares) with a minimum lot size (MLS) of 450 square metres; and2) RU2 Rural Landscape Zone (17.4 hectares) with a 100 hectare MLS;at Thurgoona, Albury.Approximately 150 hectares of this land was identified as a 'Deferred Matter' and 18 hectares as RU2 Rural Landscape Zone (100 hectare MLS) under Albury LEP 2010.The land identified as a 'Deferred Matter' is currently zoned Outer Rural (Environment) Zone under Hume LEP 2001. The land proposed to be zoned R1 General Residential Zone is also proposed to be identified as an Urban Release Area on the Urban Release Area Map. It is therefore intended that subdivision for residential development will trigger Part 6 of the Albury LEP 2010 that requires the preparation of a Development Control Plan for the site and certification by the Director General on satisfactory arrangements for designated State public infrastructure before any residential subdivision can be approved.
