Dear Ms Judith Elijah,

I am writing to you to object to the proposed development SSD-55844212 Triniti Lighthouse Build-to-Rent in North Ryde. As a commuter that frequent visit and drive to Ryde Gardens, as well as an architect myself, I strongly oppose the proposed development for the following reasons:

Traffic congestion and parking
There is already an extremely limited car parking space along Rennie Street and New Link Road which caters for the nearby office, childcare centre as well as Ryde Gardens. With another major residential development, it will put on extra stress to the already filled up parking spaces along the road nearby, hence create extra inconvenience for both residents and visitors to any building within the area. On Page 14 of Appendix E, Architectural Plans Part 1 shows two driveways with vehicles exiting the parking and the “Drop Off” area will exit roughly opposite the B1 entry on Rennie Road. This will reduce the number of parking spots on Rennie St.

In addition, the increased amount of vehicles will bring the already congested Delhi Road and New Link Road and Julius Avenue. From personal experience during peak hour, the round about at Julius Avenue and New Link Road gets especially congested which will only be exaggerated with another few residential

I strongly oppose the Stockland’s 20 story building development. As a resident in the area, I am deeply concerned with this proposal.

The Shadows from the proposed Stockland’s 20 story building will block out most of the sunlight to my units. Units effected by the proposed building’s shadows may no longer meet the minimum natural light requirements. More study/detail is required. Stockland should provide elevations of Ryde Gardens showing the full extent of their proposed shadows, not just on plan view.

View loss due to height increase from 37m to 65m, It will devalue the current property.

This proposal critically affect street parking availability that is already limited, all street parking is already consistently being used throughout.

I strongly object to the project. I disagree with the transport and accessibility impact assessment (Appendix P) (the "Assessment") as it fails to take into account the current poor transport capacity in the area. The Assessment makes clear that it is the intention of Stockland to only include 155 car spaces out of a total of 508 dwellings, with the intention to direct the majority of residents to public transport. While there are a number of transport options, such as the North Ryde Metro Station and various bus stops around the precinct, these options are currently running at capacity, especially during peak hour.

Trains on the Metro already have limited standing room by the time passengers board at North Ryde (to the point where people are touching others involuntarily during the journey, which is highly undesirable). This is the same for buses to the city during peak travel times. Without an increase in capacity, it is highly unlikely that the further volume of travellers can be managed well. It is also unrealistic to increase capacity, given the Metro runs every 5 minutes in peak times, with it still being very full (limited standing room, involuntary touching of people) before 8am (during travel times where the majority of people need to be at work before 9am).

The road network around the area is also at capacity, with limited options to get in and out of the precinct. Closing New Link Road to cars will provide even less options and result in more traffic for the remaining roads in the area, turning the surrounding area into another Wentworth Park situation, with one road in and out. The roads leading in and out of Wentworth Park have been described in the media as the 'worst traffic in Sydney' and a planning disaster. It would be a big mistake for residents and the State Government to allow this to happen in North Ryde again by allowing the project to proceed.

I am writing to express my strong objections to the proposed changes in the North Ryde area, particularly regarding the potential closure of New Link Road and other associated developments. These proposed changes could have significant and adverse consequences for the community and residents of the area.

New Link Road was initially envisioned under the approval LDA2012/0306 as part of the application for the subdivision of 39 Delhi Road. This development required the developer to construct and dedicate land to the council for road purposes. The road was intended to provide vital access links to the North Ryde Station Precinct, which was approved as a State significant development application. The North Ryde precinct has since been developed and is now recognised as Ryde Gardens and Centrale, both of which actively rely on the road access negotiated under LDA2012/0306.

Several crucial issues and concerns have arisen due to the proposed changes, and I would like to highlight some of these objections:

Closure of Access Routes: The closure of New Link Road would result in the blockage of the slip road onto Rivett Road and Epping Road, creating traffic congestion issues, particularly on Delhi Road. These roads serve as important entry and exit points for residents and staff, and their closure would have a detrimental impact on the access network in the precinct.

Parking Removal: New Link Road also serves as a significant overflow parking location for visitors, with approximately 20 cars consistently using it throughout the week. The removal of this parking area would inconvenience residents and visitors.

Child Care Facility: The closure of New Link Road could increase the safety risk for the existing childcare facility within the Triniti, CSR building, where the drop-off zone is currently very busy during morning and evening hours.

Impact on Rennie Street: The closure of New Link Road would force residents and staff of existing buildings to rely on Rennie Street as the primary entry and exit point for an additional 508 apartment buildings. This change would result in the removal of parking spaces on Rennie Street, negatively impacting childcare drop-offs, pick-ups, trades, and visitors.

Lack of Transparent Consultation: The prior community consultation did not adequately convey the planned closure of New Link Road, raising questions about the validity of the consultation process.

View Loss and Visual Impact: The proposed changes would obstruct iconic views enjoyed by residents of Ryde Gardens, which include sights of the Harbour Bridge, Opera House, and city skyline. The assessment of view loss has several shortcomings, including inadequate camera positioning and a lack of examples from higher floors.

Misuse of Clause 6.9: The use of Clause 6.9 in the Ryde Local Environmental Plan (LEP) for this development, particularly for a Build to Rent project, is a matter of concern. This amendment should not be exploited to enable a development that does not adequately contribute to the community.

Macquarie Park Innovation Precinct Place Strategy: The proposed changes conflict with the Macquarie Park Plan, which intended the area to remain as a commercial core. Many residents and small investors stand to be negatively impacted by these changes.

In light of these objections, I kindly request that you reconsider the proposed changes and their potential impacts on the community. The closure of New Link Road, the flawed assessment of view loss, and the misuse of planning controls should be thoroughly examined and addressed. The Macquarie Park Innovation Precinct Place Strategy should also be taken into account to maintain a balanced and sustainable approach to development in the area.

To whom this may concern,
I currently live at 5 Network Place, North Ryde and I am objecting the build of the Triniti Lighthouse Build-to-Rent project. There are a few reasons why I am objecting this process:
1. Firstly, the amount of traffic that residents in Ryde gardens need to go through currently is extremely bad. To go to Macquarie centre which is just down the road during peak hour is at least 20 minutes (on a good day). Having a new build and adding the amount of tenants the project is planning to house will exacerbate this problem for current tenants and drivers who need to drive through North Ryde to go to places or get home. Additionally, the fact that Rennie road will be the only entry and exit points for these new apartments is ridiculous. This will make it even harder for existing residents to get to our parking lots, adding extra time to just get in and out and worsening traffic issues.
2. Secondly, based on what we've seen from places such as Rhodes with a large amount of apartments, increasing the number of apartments/tenants in a certain area will mean the cleanliness and sense of community within the area will no longer exist. Streets will be filled with litter, and require greater maintenance due to increase in foot and road traffic. Roads will be marked with tyre marks, increased pot holes, ect. This will mean the council will need to spend more money to fix road infrastructure. As tenants will not have the same sense of care was apartment owners, they will not try to preserve streets and ensure they remain undamaged - more road work means more inconvenience for current residents.
3. There is currently not much 'green' areas for residents. We have one small patch of green grass for kids and pets to play, adding more residents will mean this area will be unavailable for pets or kids to play freely, especially during peak times after work/school.
4. It is already extremely hard to find parking that is more than two hours for guests and residents to park. The build of this project will make this even more difficult with the size of the build. My friends and family already do not visit me often due to the difficult parking situation, the new build will ensure it will be even harder to find parking which will in turn mean even less visits from family and friends.
5. The new build will block our view of the city. One of the best parts of living here is being able to go to our rooftop (level 12 - building C) and seeing the city views, especially when it's new years and we can see the harbour bridge. If this new build blocks our view, we will be extremely disappointed and unhappy. It is not right for a new build to take away from current resident's living experiences for the benefit of a company that already makes millions of dollars and will not be impacted by the losses felt by current residents.
6. Finally, when I decided to reside in North Ryde, it was because it was relatively quiet compared to other areas which had a lot of apartment blocks. I did not have much concern knowing a new build was occurring across the road because I believed it to be a commercial building that wouldn't interfere with residents at night. Knowing that it is now a 'build-to-rent' project, I feel very deceived. It does not make sense to have a residential block next to where all the offices are at the moment.
I please ask you to consider putting an end to this project. Myself and other residents enjoy the quietness that North Ryde currently provides. Building more apartments and increasing the amount of people in a small area will mean people will no longer be inclined to want to live here and would rather move further out west into houses.

The area does not have the infrastructure to support another high rise residential building. There are already issues with insufficient parking and road infrastructure is poor. Additionally, there are a number of high rise apartments in the area and across Dehli Road with more planned in the future. The area where this project is planned is zoned for commercial use and is surrounded on three sides by low commercial buildings. There are a number of negative implications with overdevelopment, particularly high density residential buildings. Approval of a high-rise residential project would set a dangerous precendent of allowing neighbouring areas to be converted to high density residential areas, particularly one that is zoned for commercial use only and with a building height limit for a reason.

The closure of the New Link Road for this development will cause more traffic jams to the already crowded intersection between Delhi Road and Rennie Street, where cars are often observed running the red lights during peak hours for turning into Delhi Road from Rennie Street. New Link Road also ease congestion by diverting cars travelling to Lane Cove via the ramp to Epping Road found on Rivett Road, however this won't be case if New Link Road is closed - again forcing all traffics to go through Rennie Street. And to make matters worse, the Triniti Lighthouse also has its carpark entry and exit set on Rennie Street. So, if the development is completed as stated, traffics for all the residential complex in this area will only be using the Rennie Street as the entry and exit - along with other vital services such as garbage collection, fire and emergency services, etc.

Overall, as planned, the 20 storey Triniti Lighthouse BTR development will bring significantly more congestions to and around the suburb, reversing the effort made in widening Delhi Road - a major artery connecting the Ryde and Willoughby communities, and making it a more dangerous place for the local residents and commuters in the nearby business park.

A careful assessment should be made regarding to the capacity of the road network surrounding this development.

I have a few objections to this project. I am a resident of 3 network place and the entire initiative creates more problems than solutions for the residents of this part of North Ryde.

The removal of parking on Rennie St adds to the already difficult parking situation in and around this area for non residents. Further, blocking off another road and making it a pedestrian footpath compounds the peak hour traffic issues experienced on Delhi Road and any roads leading on to Delhi Road.

508 new apartments adds a lot more cars and a lot more traffic, increasing air and noise pollution in this area at the busiest times of the day and makes it incredibly hard to get in and out of the area. This is completely unacceptable as a resident of the area

Hi,

I am writing to oppose the built-to-rent development of Trinity Lighthouse in North Ryde. I am living in North Ryde Garden on 1 Network Place, where my family and I are living and loving our beautiful views of Lane Cove National Park and the city.

It has been a shock to my family to hear the news- a new building will be built right in front and totally block our beloved view and sunlight. It’s suffocating to think on top of that, we will be losing much needed privacy too, as the new building will be 30 meters away from us.

My other concern will be our already congested traffic on Delhi Road. It has been a real pain to drive out Rennie Road to Delhi Road during peak hours for years, be it towards Chatswood or Epping/East Ryde. Doesn’t it mean we have to put up with pain after the new building is in use?

Could you please take a minute to think how much impact is this new development will cause to our lives? Put yourselves into the hundreds of families that live here in Ryde Garden, we will appreciate your thoughtfulness in this situation very much!

The Build-to-Rent development, utilizing Clause 6.9, is argued to have negative impacts on recreation areas. The proposed pedestrian areas are considered token, and the New Link Road pedestrianization is viewed as removing essential access. Clause 6.9, intended for commercial development, is critiqued for being misused to enable a significant increase in height for the sole benefit of the developer, Stockland.

The proposed closure poses a threat to the safety of young children attending the Triniti CSR building's Childcare facility. The bustling drop-off zone on New Link Road during morning and evening hours is a focal point of activity, and its potential closure raises significant safety concerns for parents and caregivers.
5. Affordability Concerns:
Given the prevailing rental crisis in Sydney, the proposed Build-to-Rent development falls short of effectively addressing affordability concerns. Considering economic challenges and high rental prices, the development's average apartment floor plans of 80 square meters inadequately contribute to alleviating the housing crisis.

Considering these potential impacts, I implore you to reconsider the development proposal. Rectifying these concerns is crucial before any further steps are taken.
