Hello Kendall,

I herewith submit a revised Visual Impact Assessment in relation to SSD- 23588910 (26-30 Mann Street, Gosford) prepared by Urbaine Architectural, dated March 2022, assessing the impact of the development proposed under SSD-23588910 on my client's approved development at 27-37 Mann Street, Gosford.

Significantly, the revised submission takes into consideration the cumulative impact of the building envelopes of the three towers previously approved under SSD-10114, which present a solid wall of buildings, providing a barrier to near foreshore coastal scenic views that would otherwise be available from my clients approved development at 27-37 Mann Street, Gosford.

Attached is the revised Visual Impact Assessment Report prepared by Urbain Architecture. The following three emails will provide the accompanying Appendicies A (i)- (ii).

The Department is requested to give careful consideration of the matters raised in the revised Visual Impact Assessment in its assessment of SSD-23588910.
