DEPARTMENT OF PLANNING INDUSTRY AND ENVIRONMENT

The City of Parramatta is publicly exhibiting a Planning Proposal, with its respective draft site-specific DCP and draft Planning Agreement, for land at 33-43 Marion Street Parramatta.
This Planning Proposal seeks to amend the Parramatta Local Environmental Plan 2011 (PLEP2011) by:
• Increasing the maximum floor-space ratio (FSR) from 2:1 to 6:1
• Increasing the height of buildings control from 12m to 80m
• Permitting an additional 15% Design Excellence bonus and 5% High Performing Buildings bonus to the permitted FSR and height controls
• Removing the heritage listing of 37 Marion Street
The draft site-specific DCP proposes detailed guidelines on building setbacks, built form, design, massing and vehicular access.
The draft Planning Agreement is to enable Council to receive a monetary contribution towards public domain works in the Parramatta CBD and to facilitate footpath widening around the subject site.
