Short Term Rental Accommodation (STRA)

Log in to register or renew your short-term rental accommodation property on the STRA Register

The STRA Register is available for hosts to register their STRA property. Click the button below to be taken to the Government register. You will need to create a NSW Planning Portal account or log-in with your Service NSW account.

If you recently received an email asking to update your details on the STRA Register, click the Register now button above and log in using your existing account details, i.e. that is the email address you had last time you used the STRA service. We are in the process of updating the STRA Register to reflect the recent changes to the Byron Shire LGA day caps.

Despite information within the STRA Register currently stating otherwise, if your non-hosted STRA property is in the Byron Shire LGA (outside of the two mapped precincts) and you register or renew your property from 23 September 2024, you are restricted to using your property for STRA a maximum of 60 days a year as exempt development. The two two mapped precincts
are permitted to have 365-days of STRA.

STRA registration only applies to residential accommodation such as houses, units and terraces. You do not need to register a caravan, tent or moveable dwelling.

Completed STRA registrations will be issued with a STRA Property ID number (PID-STRA-XXXX) which is to be displayed on an online property listing.

All hosts must comply with the fire and safety requirements and agree to follow the code of conduct before their registration is completed.

Renewing a STRA registration

STRA properties must be renewed annually from the date of the original registration to remain active on the STRA Register. The renewal fee is $25.

A STRA registration can be renewed from 45 days before the renewal expiry date.

Hosts will receive email reminders to renew their registration at 45 days, 30 days and 7 days prior to the renewal expiry date.

Renewals can be completed by logging into the NSW Planning Portal and selecting the ‘Renew my listing’ from the Action button beside the listing.

Registrants who have multiple STRA premises will need to renew and provide payment for each property separately.

All registrations with incomplete details will be required update the required information prior to the renewal.

What happens if I do not renew my STRA registration?

If a premises is not renewed by the expiry date, the registration is held for a further 3 months before it is automatically de-registered. During the three-month period, the dwelling is not to be used for STRA and the registration is blocked from accepting bookings from online booking platforms.

Once the property is de-registered it cannot be renewed and a new property registration must be completed before the dwelling can be used for STRA once again.

How do I transfer STRA registration on a property?

To transfer a STRA dwelling registration, the current registrant must deregister the current registration.

All bookings associated with the STRA dwelling, including those made on online booking platforms, must be cancelled before proceeding with deregistration.

Please note that bookings cancelled via online booking platforms may take a few days to be reflected on the STRA register.

Once complete, the new owner will be able to register the dwelling for STRA and create a new property ID.

I have forgotten the email address I originally used to registered my STRA?

The email address used to create your NSW Planning Portal account will also be your registrant email address (and host email address, if the registrant and host are the same person). 

If you do not know your email address, you must contact us to change the host information at [email protected].

Can my Portal email and STRA email addresses be different? 

The email address used to create your NSW Planning Portal account will also be your registrant email address (and host email address, if the registrant and Host are the same person). 

If the registrant and host are not the same person, the host email address will be different.

I want to change the Registrant and/or Host email address?

I am unable to renew my STRA dwelling registration because I no longer use/have access to the email address originally used to create my NSW Planning Portal account. 

To update and change the Registrant email address, you must contact us at [email protected].  

I have just purchased a STRA property and I need to register it on the NSW Planning Portal but it needs the previous owner to deregistered it first. What can I do?

If the former owner/former registrant (e.g. letting agent or facilitator) has not deregistered your property from the STRA register, please complete the registration process for your dwelling on the STRA register up to the ‘Review and submit’ stage. 

The STRA register will contact the original registrant notifying them that a new request to register the dwelling for STRA has been received and ask them to deregister the dwelling if they are no longer the owner and/or managing the property for STRA.

If the registrant does not deregister the STRA dwelling within 90 days, that registration will be automatically deregistered.

I look after multiple properties.  Is there a way I can register these in bulk? 

No, this function is not currently available. 

Separate confirmation must be provided for each STRA dwelling that it complies with the STRA Fire Safety Standard.

I no longer want to use my dwelling for STRA. How do I deregister my dwelling from the STRA register?

Under the ‘Actions’ dropdown menu associated with the relevant STRA dwelling, select ‘De-Register Property’. The ‘Actions’ menu can be found on the right hand side of each STRA dwelling registered. 

All bookings associated with the STRA dwelling, including those made on online booking platforms, must be cancelled before proceeding with deregistration. 

Please note that bookings cancelled via online booking platforms may take a few days to be reflected on the STRA register.

How long after I register/renew my STRA dwelling does it go live on a booking platform?

It can take up to 24 hours for registration and/or renewal information to update on booking platform websites.
