Lindfield Village Hub
The proposal is looking to increase the density controls for the site through amendments to the Local Centres LEP as follows;
o An increase of the HOB control from 26.5m to a range of heights expressed in RL’s that intend to follow the topology of the land within the site, and align with the height of the existing tallest building to the west of the railway station (Aqualand Building at 23-41 Lindfield Ave, Lindfield).
o An increase the FSR of the site from 1.3:1 and 2.31:1, including a maximum residential component of 1.35:1.
o The addition of a local provision that intends to allow instances of buildings in excess of the HOB control, only if this excess is for lift-overruns, communal open space and the like (Additional Local Provision)
o Amendments to allow residential flat buildings throughout the site (Additional Permitted Use)
