Firstly the site of this development is close to a sensitive and valuable mangrove lined river system. Mangroves are very important to the health and ecology of the Crookhaven estuary. Too many of these areas have already been lost on the NSW coast. The shoreline of Greenwell Point is an example. Runoff from this development would have a negative impact on the water quality and health of this estuary.
This development will also bring more traffic conjestion because there is very little public parking along the beach front. The current shopping centre parking needs to redesigned to make it more user friendly. Culburra Beach doesn't need more shops just a revitalised shopping centre.
This development would be a disaster for Culburra Beach. Small coastal villages cannot cope with the urban spawl which seems to be the vision of the developer. This type of thinking is at least 50 years out of date.
It will NOT bring more affordable housing. Bayswood estate Vincentia is a good example of the cost of housing in the type of developmet proposed.

Further, proposal of additional new retail and commercial space is unwarranted. Consider instead an uplift or reconfiguration of existing retail space which already has a very high vacancy rate. Our community needs more services and variety but should be able to attract those without having new buildings or developments.

I moved to Culburra beach in 1995 knowing it was a quiet little beach town and the lifestyle is exactly what I was looking for.
I don’t think going ahead with the west Culburra beach project will benefit the town in a positive way

• A plan to destroy 47 hectares of native forest in the Shoalhaven is devastating and socially irresponsible.
• The 2019-2020 bushfires led to huge loss of habit for out native flora and fauna in the Shoalhaven region and further south. It is now more crucial than ever to protect the remaining remnant forests for the sake of our wildlife
• Climate change is the greatest threat to our planet. To clear 47 hectares of forest remove is socially irresponsible. Deforestation creates further carbon emissions and removes an important tool in managing climate change.
• Lake Wollumboola and surrounding wetlands and forest ecosystem is of national and international significance. Over 20 threatened or endangered bird species have been observed on the lake. Every year birds fly from the Arctic and North America to visit this Lake. At the very least the Lake Wollomboola catchment area should be removed from the development proposal.
• Has there been consultation with the local indigenous community?
