The Aerotropolis Precinct Plan was finalised and announced as part of the Aerotropolis Planning Framework in March 2022.
The Precinct Plan sets out the approved land uses, building heights, floor space ratios and density.
Following feedback, the department proposed to make several minor amendments to the Precinct Plan to alter:
- building heights, floor space ratios and lot sizes for a site within Sydney Science Park (SSP) in Luddenham – the changes align with the previously approved controls in the Penrith Local Environmental Plan (LEP) 2010, Penrith Development Control Plan (DCP) 2014 and the recently finalised Western Sydney Aerotropolis Development Control Plan – Phase 2. These amendments only relate to a portion of the SSP where the initial 750 dwellings will be delivered and do not change the overall 3,400 dwelling cap that applies to SSP
- building heights at 2700 Elizabeth Drive, Luddenham in the Agribusiness Precinct - this area was not initially allocated a building height in the Aerotropolis Precinct Plan Height Map, which has now been rectified.
The proposal was open for public feedback from 18 November to 16 December 2022. The department is currently reviewing the feedback, with a revised Aerotropolis Precinct Plan to be finalised in early 2023.
